Hang onto your hats – nearly 1600 units could be coming our way at the newly proposed Boston Edison project.  Last month, project manager Ralph Cox of Redgate Real Estate teased us with a sneak peek of the new mammoth development which included plans partial demolition and re-use of the existing power plant plus the building of eight new structures over the next 10 to 15 years. The sexy details also included a combination of a hotel, residential, office, retail, commercial and restaurant uses and of course parking.

Well, on Monday, May 15th, developers filed a formal plan with the Boston Redevelopment and Planning Agency with specifics of just how giant this project will be.  Here are the details: there will be will 1,588 residential units, a 150-room hotel, 340,000 square feet of office space and 68,000 square feet of retail, 987 parking spaces and more than an acre of public space along the Reserved Channel.

Our question is, will there be a traffic plan put in place or will we just wing it? And we’re hoping they won’t be relying on the #7!

    1588 units; 987 parking spaces. = 601 cars doubled park outside Murphys Law. Sounds doable!

    The proposal acknowledges buses are oversubscribed, but claims that fleets of automated vehicles and other public transit changes over the next 10 years will reduce demand on parking. I don’t buy their story. They don’t acknowledge existing lack of street parking, and assuming that technology + more buses will fix the problem within a decade are very risky.

    The projected parking supply for the Project is based on the following preliminary ratios:
    › Office: 0.6 parking space per 1,000 square feet of office
    › Residential: 0.4 parking spaces per residential unit
    › Retail: No parking provided (!!!)
    › Hotel: 0.5 parking space per keys/hotel rooms

    Now everyone start saying “Not in my backyard!” so their homes aren’t devalued by this atrocity! How could they just tear down the plant my grandpa used to work at and I have such fond memories of?!

    Pretty funny, last week their was a feature article in caught in southie regarding the edison plant. NO MENTION OH 1600 UNITS OF HOUSING! I was excited to see what was planned for the area. Now this week this article appears. Thank you caught in southie for keeping us informed. 1600 units of housing, REALLY! Doesn’t look to me that ARTICLE 68 is being followed here..SOUTHIE WATCH OUT! THE FIX IS IN.

      The people of Southie are not paying attention, at least judging by the lack of comments regarding the Edison development. You heard immediate pushback against the proposed 5 condos at M and Marine from abbutters, politicians and the City Point Neighborhod Association. Now we hear about 1600 units going in at the old Edison plant and the silence is defening. We are winning some small battles here but are losing the war. What is the point of perserving one corner on city point if you then allow something like this to get built?
