Right before our eyes, the block of West Broadway between Dorchester St and F is transforming into one of the most sought after blocks in our neighborhood.  Over the last 5 years, it’s gone from dollar stores and a shuttered cinema to new restaurants, a coffee shop and fitness studio and lots of  luxury condos on the horizon.

And now the a new project has been proposed with the Boston Planning and Development Agency for the buildings at 457-469 West Broadway (The Dollar Store, Nick’s House of Pizza, Naning Wok and Natural Nails).  The project will replace the three commercial buildings with a five story development with 44 units and 48 parking spots.  On the ground-floor would be nearly 14,000 square feet of commercial space.

According to the Boston Herald, the units will be one- and two-bedroom but the developer hasn’t decided if they’ll be rentals or condos. The roof will feature 2,700 square feet of common space with synthetic lawn, dog walk and “pet relief” area.  There will also be a seating and dining area too.

The developer for this project – the same developer that wants to build at 463 West Broadway is part of the team that wants to replace the Gulf station at 87-93 West Broadway.

New future developments for that block also include the old Broadway Movie Theater and the old Schubert’s/Perkins Supply/Dunkin Donuts building.

    I just don’t understand how they’re going to pull this off without impacting the walkability/traffic at Perkins square. I’m all for it as we are in a serious housing crisis, but this could be one of the more annoying developments to deal with while it’s being constructed.

      Why? So the costs can be extra high, so the developer has a legitimate case to charge an extra premium price? Hopefully MA outlaws unions at some point in my lifetime.

    Glad to see these DUMPS ( dollar store ect) GO..lets make Broadway GREAT AGAIN !..thats what we need in SOUTHIE more dollar stores, 3rd rate Chinese food restaurants, and nail shops..really..good riddianc..!!

      You know…I was a nail salon hater until I walked by them more and more….there is almost always a few women in each of them giving them business. I guess it’s just the nature of supply & demand.
